Repairing a leaking flat roof in a Chicago winter.

First I’ll have to find the roof. I think it’s under all that snow.

We have a blizzard warning for tonight so I better get going.

The customer says it’s leaking where the porch roof connects with the house roof. They had new gutters put on this past summer hoping it would solve the problem. I see some large cracks in the membrane that will need to be repaired.

The roof is also leaking in the corner. The customer says that they had this leak repaired this past summer. From what I can tell, nothing has been done in this corner for a long time. This roof is ready for an elastomeric coating. We’ll have to wait till spring to apply the coating, but I can patch these leaks for the time being.

Bust out the old shovel and broom.

Then use the torch to melt and dry the area.

Now torch down a patch making sure to tuck the material up the wall under the gutter.

That will stop the leak for a good while in that area… but like I said, this roof is ready for some serious maintenance. When we coat this roof in the spring, I will deduct the cost of the patch-work from the total cost.
